The Enhabit team based at the Norwich office has been working as part of a partnership with Clarion Housing, Fenland District Council and Tonbridge and Malling Borough Council to help improve the energy efficiency of social homes, as part of the Government’s Social Housing Decarbonisation Fund (SHDF) Demonstrator scheme.
Fenland District Council and Tonbridge and Malling Borough Councils secured £4.5 million from the SHDF Demonstrator, run by the Department for Business, Energy and Industrial Strategy, to improve the energy efficiency of social housing. The grant was match-funded with a further £4.5 million investment from Clarion Housing Group, the largest social landlord in the country that owns and manages thousands of homes across the 2 local authorities.
The funds are being used to significantly upgrade 115 of the most thermally inefficient homes in Fenland and Tonbridge and Malling, which currently have an EPC rating of D or below. As a result, carbon emissions will be reduced, and it is expected that those living in upgraded properties will save between £300 and £500 on their energy bills each year. Clarion estimates that the project will also generate 68 jobs and apprenticeships in the green energy sector by employing local sub-contractors and installers.
Enhabit has been working with Clarion Housing’s Tonbridge projects in Kent as part of the scheme. Enhabit has undertaken all of the thermal modelling, SAP calculations, U-values, Psi values, overheating analysis and has helped with data collation. Enhabit also supported the Contractor, helping them with design elements and the PAS2035 process. The Enhabit team has also provided Clerk of Works type site visits, highlighting areas of improvement, developing installation techniques and process managing.
The improvements undertaken for the Clarion Housing homes in Tonbridge include installation of: External wall insulation (EWI), MEV, triple glazing and solar PV panels. In addition, strenuous efforts were made to reduce thermal bridging and implement an airtightness strategy.
