Tonbridge Wells high comfort, low energy home fit retirement

Our brief for this project was simply to convert a cold and drafty 1970s terrace into a warm, comfortable home which used a minimal amount of energy.

We were initially engaged to provide an Energy Design Brief which set out the potential options, but then subsequently asked by the client to take on the overall Project Management for the design, tender and construction phases as well as architectural, heating, hot water and ventilation design.
The design resulted in a heating demand of 37 kWh/m2.yr which meets the AECB Silver criteria and will result in a 67% reduction in energy use.

The final design included internal wall insulation, new floor insulation, insulation to the underside of the rafters, triple glazing throughout, an MVHR system and Solar PV panels provided by Enhabit.

This project included a large amount of glazing to the rear of the property. In order to address any potential summer overheating, the design included external electric blinds for shading, but also a combination of MVHR and passive stack ventilation with secure louvers over certain ground floor windows and a rooflight over the stairwell which allows for overnight purge ventilation in hot weather.

Work on site began in Summer 2016 and was successfully completed less than a year later. The result is an exceptionally comfortable home all year round, warm in the winter and cool but light in the summer thanks to the carefully specified external blinds and good ventilation. The clients also added a battery storage system to their solar PV array to help make the most of the electricity they generate.
